Welcome, Scott. Kudos to you. I would look heavily at NM, AZ and points farther west where the climes will be more hospitable. Also, look at Padre Island National Seashore. I have a friend who has spent the last two winters literally on the beach of N. Padre Island in his Jeep and teardrop.

@3subi-0, I used to do a good number of 4WD trips in TN, but I'm not familiar with this tunnel, etc. You might consider including some information about it in the Rally Point. Also, you can RSVP yourself so that your attendee list isn't empty.
