Agreed. Some places requires a good spotters when running on stock vehicles. The difficulty goes up when it’s wet, but like @geekyadam mentioned, it’s doable in a stock 4x4. There are some YouTube videos on it; also referred to as blackwater falls trail.

Just registered to the Appalachian Rendezvous. There is a limit on how many people can attend the event. If you guys are interested, should probably sign up soon.
It's $40 a day for an all day to access their trails, and $15 a night for camping. You could probably contact them and see if those can be separated (meaning just use the campsites and wheel elsewhere - on public trails). Our group chose to wheel there also.

Government auctions is the way to go if you want to buy cheap and fix it up. I started doing research on these a while back. You'll need to bring a trailer and haul it away as they don't allow you to hook it up to your vehicle and drive it off. Some example links below...
